MLS Data License Requirements for Zenlist

Some MLSs require a data license or some process to be completed in order for an agent to access MLS data in Zenlist. Additionally, some MLSs institute a charge for a data license. In these markets, either the MLS will invoice your broker, or Zenlist will bill-back your broker for those costs incurred by Zenlist.

Search for the name of your MLS below to see which category it falls into, and the instructions for each.

No Action Needed

  • BAREIS MLS: No data licensing fee

  • BrightMLS: No data licensing fee from Zenlist, however, Bright charges agents/brokers directly if using Zenlist. More info is available on their website here.

  • CRMLS (California Regional MLS): No data licensing fee

  • Consolidated MLS (Columbia MLS): No data licensing fee

  • DoorifyMLS: No data licensing fee

  • MLS PIN: No data licensing fee

  • MRED (Midwest Real Estate Data): No data licensing fee

  • SFAR (San Francisco Association of Realtors): No data licensing fee

These MLSs have Zenlist set up under an MLS-wide data license. If you are a member of one of these MLSs, no further action is needed from you or your broker to sign up for Zenlist! Simply go to Zenlist.com (or download the Zenlist app) and sign up. There is no additional MLS data licensing cost from Zenlist in these markets*!

*Zenlist subscription costs may still apply. Data licensing fees charged from the MLS directly to the broker (if any) are subject to change without notice.

Data License Needed from Managing Broker

In order to be able sign up for Zenlist, your brokerage office's Managing Broker/Designated Realtor will need to execute a data license with Zenlist and the MLS.

Some MLSs charge a fee for this data license either directly to Zenlist or to the broker. As Zenlist's subscription fees are the same across all markets, any additional MLS data licensing fees incurred by Zenlist will be billed back to the brokerage.

  • ARMLS: No from Zenlist. No fee from the MLS if broker has <6 data licenses, otherwise, ARMLS will charge broker a monthly fee for extra data licenses

  • Bay East Association of Realtors: No fee from Zenlist

  • BeachesMLS: $10/mo billed back by Zenlist

  • BridgeMLS: No fee from Zenlist

  • CanopyMLS: No fee from Zenlist

  • CLAW (TheMLS): $417/mo billed back by Zenlist

  • Contra Costa Association of Realtors: No fee from Zenlist

  • GAMLS: No fee from Zenlist

  • HAR (Houston): No fee from Zenlist, but the MLS charges $500 one-time + $1299/yr

  • IRES MLS: $225 one-time + $20/mo billed back by Zenlist

  • Longleaf Pine Realtors: $25/mo billed back by Zenlist

  • Metrolist: $25/mo billed back by Zenlist

  • MetroMLS: No fee from Zenlist, but the MLS charges $100 one-time + $15/mo direct to the broker

  • Miami Realtors: $20/mo billed back by Zenlist

  • MichRic: No fee from Zenlist

  • MiRealSource: No fee from Zenlist

  • MIBOR: No fee from Zenlist

  • MLS Listings: No fee from Zenlist

  • NIRA (Northwest Indiana Realtors Association): $50/mo billed back by Zenlist

  • NorthstarMLS: $125/mo billed back by Zenlist

  • NTREIS: $36/mo billed back by Zenlist

  • OneKey: $20/mo billed back by Zenlist

  • REBNY: No fee

  • SABOR: $10/mo billed back by Zenlist

  • StellarMLS: $37.50/mo billed back by Zenlist

  • UnlockMLS: $10/mo billed back by Zenlist


    *Data license fees charged the MLS are subject to change without notice and are not controlled by Zenlist. Zenlist does not actively monitor the fees where MLSs charge the broker directly.

To initiate a data license, ask your Managing Broker (sometimes called a Designated Realtor) to send an email to dataservices@zenlist.com with the subject line "[MLS Name] Data License Request". The email must include:

  1. The name of the MLS

  2. Confirmation that they are the managing broker for your office

  3. Confirmation that they approve of the data licensing fee (if applicable for your MLS)

  4. The email address at which they want to receive the invoice for the data licensing fee (if applicable for your MLS)

Zenlist will then reply with instructions to complete the data license per your MLS's processes. The Managing Broker will need to sign the license via the MLS's preferred licensing method.

After completion, all agents in the office will be authorized to sign up for Zenlist. Zenlist will then begin invoicing the brokerage for the data license. Please note this is a "pass through" charge of any fees incurred to Zenlist for that data license and is dependent on that MLS's policy.

​Compliance Step Required by Agent

  • FMLS: After creating your Zenlist account, log into your FMLS account > My FMLS > Marketplace > Browse Products > Search for Zenlist and click "Subscribe". You will have 30 days from the date you signed up for your Zenlist account to do this. Doing this only takes a minute or two, but is very important, because if not completed, FMLS requires that we terminate your access to Zenlist.
